Gas Conversion Project: As you may be aware, our contractors have begun the gas conversion project. As of this writing piping has been installed under the buildings and trenching work has begun in order to bring the gas lines from the street into our boiler rooms. Shortly thereafter work will commence in the boiler rooms to install new duel fuel burners and we are hoping that all of this work will be completed by the end of September. Just as a reminder there will be a one day interruption, at the most, in hot water service while the burner in your building is being replaced. Advance notice will be provided by the Management offi ce. Financial: The 11 months through May 31, 2013 (budgeted versus actual) showed revenues $14,290,088 (90.94%) of the budgeted amount and total expenses $13,317,288 (89.00%) of the budgeted amount as reported by our accountants. Building Captains: At our recent Captains meeting a discussion was held to determine how best to have communication between the building captain and the building residents. The following is a list of the Building Captains with building number and email addresses. This is provided so that residents, if necessary, can get additional information with regards to projects, policies and procedures. B#7 and B#15, unfortunately, at this time do not have a captain representing their buildings. If any shareholder from these buildings would like to volunteer to be a captain, please call the Management Offi ce at 718-767-7400. I would like to thank everyone for their continued support. Please see article also from Margaret Costello, Property Manager, in regards to the recent Captains’ meeting. Building Captains Update: A Building Captains meeting took place on July 16, and the following topics were discussed: Captains Duties / how captains should disseminate information to the residents in their building: It was agreed that the names and email addresses of Captains and alternate Captains will be posted on the bulletin boards in their respective buildings. Additionally, a list all building captain’s names and email addresses will be posted in the August edition of the Le Havre Courier. Notes of Captains meetings will be forwarded to all Captains after each meeting takes place. Gas Conversion: The current trenching work was discussed and Captains were advised that any damage to the landscaping areas will be repaired after the work has been done. Sea Wall behind B#32: Captains were informed that Management has reached out to Congressman Steve Israel’s office and Assemblyman Ed Braunstein’s offi ce with regards to getting information on the Block Grant Program. NYS has introduced a Block Grant Program to facilitate co-ops and condos that are not entitled to fi nancial assistance from FEMA and we are waiting to get more information through the two offi ces mentioned. An engineer has been on the property to inspect the sea wall and will draw up plans for the necessary repair work. Cement Work: A discussion took place on replacement of the cement work all around the buildings. Captains were advised that there was a possibility that the entire area around each building would be done, having pavers in the entry way and some type of brick around the poles in order to enhance the entry way. It was also stated that any drainage issues will be addressed at the time of the cement replacement work. This project could take a while to get off the ground and no work will be done until after the gas conversion project has been completed. Parking Lots: It was also stated that the parking lot repaving work project may have to wait until next spring on account of the current gas conversion work. Intercoms: The recently completed intercom panel replacement project was discussed. A few Captains indicated that they were experiencing problems with hearing people downstairs at the panel and also in their apartments. Management was asked to follow up with the contractor that installed it. Tree Trimming: Captains were advised that a further three days of tree pruning will take place on the property in August. Management was advised of a few areas where trees need to be pruned. Hope you all have an enjoyable and safe summer season.
