PRESIDENT’S REPORT:

We are finally having a stretch of
nice weather and, hopefully, it will last
for a while. I am pleased to say that
by the time you read this article, Pool
#2 will have opened on the Memorial
Day weekend and I hope that all club
members will be enjoying the pool and
the rest of the amenities.
Financial:
The 9 months ending March 31, 2018
(budgeted versus actual) showed total
revenues of $14,323,258 (84.60%) of
the budgeted amount of $16,930,059
and total expenses of $12,221,591
(81.71%) of the budgeted amount
of $16,180,513 as reported by our
accountants. The positive variances
were due to higher unit sales, unexpected
patronage dividend, savings in
utilities and real estate taxes.
The Hallway & Lobby Project:
As you may be aware, we commenced
the Hallway & Lobby project
on April 2. We started on Buildings
1–4 and we are currently working on
Buildings 5–8. The work is progressing
nicely, but the hallway carpeting
and lobby tiles will not be done until
late June or early July, since that is
the estimated time for the contractors
to receive the materials. I would also
like to mention that we are installing
new mailboxes as the work progresses.
These new boxes look very nice and
I hope that everyone is satisfied with
them. We will give further updates as
the work progresses.
Shareholder Meeting:
As you are aware, Le Havre Owners
Corp. will hold its Annual Shareholder
Budget & Finance meeting on the
deck of Pool #2 (by the clubhouse)
on Thursday, June 28 at 7:30PM. I
am urging all shareholders to attend
this very important meeting
when we will introduce
the budget for the
upcoming year and advise
on any changes in the monthly
carrying charges. It is incumbent
on all shareholders to attend this
very important meeting so that they
are fully informed of the finances
and the financial condition of their
co-op. Receiving the financial information
and explanations from the professionals
at this meeting will prevent
shareholders from having to call the
Management Office at a later date.
Sea Wall by Building #32:
We have contracted for the repair
of the sea wall, and this work should
commence as soon as the contractor
obtains the necessary permits from the
required public agencies. The expected
start time is late summer/early fall, and

the completion time is
estimated at two months.
Cements Work:
The cement work will
commence during the first
week of June with Building #28.
Thereafter B#24 and B#18 will be
done, and this will complete the buildings
for this year. A number of factors
are taken into account when deciding
on the buildings that need cement
replacement. We look at the condition
of the cement work under the buildings
and the cost factor for each building,
which can vary greatly from building
to building depending on whether steps
or walls are involved in the reconditioning
process. We must balance these
factors each year when deciding on
which 3-4 buildings should get chosen.

For your reference, below are some
important reminders for Le Havre
residents. We hope you find this
information helpful.
Emergency Contact Information:
All residents should have up-to-date
contact information (telephone numbers
and email addresses) on file with
the Management Office to reach in
the event of an emergency.
Homeowner’s Insurance: All residents
are required to maintain homeowner’s
insurance and have a copy of
the Declarations Page on file with the
Management Office.
Apartment Renovations:
Shareholders are required to contact
Management for information and
necessary documentation prior to
initiating any renovations/improvements
in their apartments.
Thinking of Refinancing? Please
contact the Management Office
at 718-767-7400 for a refinancing
application. You must meet the
Corporation’s requirements and get
approval on all Home Equity Loans
and Mortgage Refinancing. Failure
to complete the necessary paperwork
will hold up your closing or cause
you to lose the bank commitment.
Thinking of changing your Stock
Certificate? LHOC has a requirement
that all shareholders must reside
in the apartment. It is very important
that you speak with your attorney
and your accountant before you make
any decision on this matter. There
are both legal and financial considerations
that must be addressed before
you make any changes. Every case
is individual and unique. Only professionals
can advise you as to the
proper course of action.
Trusts: Trusts are approved on
a case-by-case basis providing the
applicants qualify / meet all of the
co-op requirements, etc.
New Shareholders: All new shareholders
must apply for the STAR
Exemption. You can do this by calling
311 and asking for the STAR
program. The STAR applications are
available on the state website www.
ny.gov or you can speak with a representative
at (518) 457-2036. Do not
miss out on this tax relief program.
Dog Walking: House Rules
expressly prohibit dogs relieving
themselves anywhere on the landscaped
areas of the property or on
the cement area under the buildings.
Dogs must be on a short leash to prevent
them from wandering onto the
grass of LHOC property. Failure to
comply will result in a warning and/
or $250 administrative charge.
Terraces: Terraces cannot be painted,
drilled into, covered with carpet
or tiles and the coating cannot be
punctured in any way. Satellite dishes
can only be installed upon approval
from Management; an Alteration
Agreement is required.
Compactor / Laundry Rooms:
Residents are obligated to keep the
rooms in a neat and sanitary condition.
All trash is to be placed in
the chute, and paper/cardboard and
plastic/glass/metal items are to be put
into their respective bins. Large items
must be taken downstairs and placed
by the green cage.
Parking Stickers: We advise all
residents parking in our lots to obtain
a parking sticker for their vehicle so
that the vehicle owners can be located
in the event of an emergency. Stickers
are available from the Management
Office.
Bicycle Registration Stickers: All
bicycles stored in the bicycle racks
under the building must be registered.
Registration forms can be obtained at
the Management office. Unregistered
bicycles may be removed from the
racks without notice.

Assistance: The Maintenance /
Security telephone number is (718)
767-6200 and can be reached 24
hours per day/ 7 days per week.
Amenities: Contact the Clubhouse
at (718) 767-2277 for all amenity-related
questions.
