PRESIDENT’S REPORT: BY STANLEY R. GREENBERG, CPA By the time you read this article I hope that all of the snow will be behind us and we will be looking forward to a nice and pleasant springtime. We will be finished with cleaning the snow from our cars which seemed to happen on a daily basis this winter. FINANCIAL: The 8 months ending February 28, 2015 (budgeted versus actual) showed revenues of $10,974,679 (67.66%) of the budgeted amount of $16,219,684 and total expenses of $10,000,291 (64.64%) of the budgeted amount of $15,470,138 as reported by our accountants. GAS CONVERSION: Based on reported figures through the end of February, we have determined that so far this winter we have saved approximately 27% utilizing natural gas, versus what we had normally budgeted for fuel oil in the past. As you are aware, this winter and February, in particular, was exceptionally cold so we are optimistic about saving what we had predicted by converting to natural gas. We are hopeful that this trend continues and we will be able to utilize the savings for repayment of the conversion expense and other capital projects. CEMENT WORK: You may be aware from walking throughout the property that this horrific winter has caused a lot of damage to the walkways under and around the buildings. I urge you to exercise extreme caution when walking around the property, as some areas of the walkways may be uneven from the freezing conditions. We will be addressing the situation as soon as possible but, as you are aware, we have many yards of cement and it will take some time to address all of the areas throughout the property. Once again please use caution when walking on the property. On the bright side, as the days get longer we will look forward to the spring and summer and the opening of our outdoor recreational facilities. CAPTAINS MEETING: We are looking forward to having a Captains meeting in April, date to be determined. N E W S A P R I L 3 L E H A V R E FROM THE MANAGER’S DESK: BY MARGARET COSTELLO We are so happy to see the end of the winter season and the anxiety that it brings due to icy conditions and other snow / frost related problems. The spring has arrived and with it the hope of better days in every sense of the word. Work will be planned to prepare the pools and tennis courts for the summer season, the landscapers have begun their spring clean up (which always brings a feeling of spring to the place) and we look forward to the grounds looking beautiful once again. We are aware that there are many outdoor issues needing attention such as the sidewalks / walkways throughout the property and we will make every effort to address them in a timely manner. PHONE TREE: As you are aware, we now have a “phone tree” service in place as a means of notifying residents, at short notice, of important messages or an event pertaining to their building. We urge people to return the information cards that were sent out in order to participate in this service. It saves our porters the time of going door to door and, so far, we feel it is improving our service to the community. MOVING / DELIVERIES: Based on feedback and necessity, a decision was made to allow trucks to enter our parking lots for the purpose of moving / deliveries, provided they do not block any cars in front of the buildings or in the parking lots. Please make sure that you pass this information on to anyone that you may be planning on hiring for such purposes. Additionally, we ask that you advise movers to exercise care with our lobby doors as recently we have had a lobby door damaged beyond repair by a mover. WINDOW GUARD FORM COMPLIANCE: We thank you for your cooperation in making this year our easiest year so far in collecting the window guard forms. We greatly appreciate your help in all matters and hope you enjoy the upcoming spring season.
