PRESIDENT’S REPORT:

We all thought that we were going to get away with
a very mild winter, but unfortunately, Mother Nature
had other plans for us. I would like to commend our
Superintendent, Piotr Moscicki, and his Maintenance
staff for doing an excellent clean up job (as usual)
during the recent major snowstorm.
Financial summary
The 6 months ending December 31, 2020 (budgeted
versus actual) showed total revenues of $8,980,406
(46.85%) of the budgeted amount of $19,168,187 and
total expenses of $8,827,422 (46.05%) of the budgeted
amount of $19,168,137 as reported by our accountants.
The positive variance is due to the overall savings from
the mortgage refinancing and reduction in operating
expenses. However, the colder season will experience a
rise in the utilities expense.
Spectrum Bulk Video & Bulk
Internet Access Service
By the time you read this article, we will have signed
a contract with Spectrum for their Bulk Package deal.
As everyone is well aware from the numerous flyers
that have been distributed, we are going into this contract
with a target commencement date of July 1, 2021.
As I have mentioned in the past, this bulk deal is a
windfall for all residents at Le Havre. Just to restate
the terms, we will be offering Spectrum service for the
first three years at the low rate of $80 per month, tax
included. For this rate each user will be receiving the
following:
Bulk Video Service: Spectrum TV Platinum with 2
DVR boxes; six premium channels (HBO, Showtime,
Starz, Encore, Cinemax and Epix) with over 200 available
channels.
Bulk Internet Access Service: Spectrum Internet
“Ultra” Service – 400Mb x 20Mb.
This, by far, is a fantastic amenity to all of our residents.
Onboard RS, Inc.
In addition, we are contracting with a 3rd party by
the name of “Onboard” to administer customer service,
marketing, billing and collections on behalf of Le Havre
Owners Corp. for the Spectrum service. Customer service
means that Le Havre residents will have a dedicated
telephone number for any and all questions regarding
Spectrum billing or service inquiries. Over the next few
months, Onboard will be further marketing the service
on behalf of Le Havre Owners Corp., so you may expect
to see flyers and notification of virtual meetings. As a
result of our recent Spectrum survey, we know that over
50% of the residents are interested in this bulk package.
We hope that with Onboard’s marketing techniques that
number will greatly increase.
Let me emphasize again, if you are a Verizon customer,
Onboard will reimburse you for any penalty incurred
for terminating your contract and any installation fees
will be waived. Keep in mind that your apartment will
not have to be rewired to accommodate the Spectrum
service; it will just be a matter of having the connection
coming into your apartment switched from Verizon to
Spectrum.
Existing Spectrum customers will not have to change
the existing wiring coming in their apartments, but you
may have to receive additional equipment, if necessary.
Avo
The Board and Management recently had a meeting
with representatives from Avo. Avo is a building
amenity with the convenience of a personal shopper.
It is an online shopping service that delivers groceries
and many other items to
buildings with no minimum
purchase required, no
service charges and no tips.
The only cost to the customer is
the cost of the item purchased and customers can order
as little as one item at a time. Avo is prepared to deliver
on a daily basis and, if an order is called in by 11:00AM,
they will deliver around 6:30PM approximately. Avo
has set up a demo website especially for Le Havre – so
feel free to check it out at https://lehavre.avonow.com/
Masks:
As a reminder, Covid is still with us so we ask residents
to please wear a mask / face covering in all of
the common areas of the building (hallways, laundry
rooms, stairways, elevator, lobby and in the portico
area under the building).
