WWW.QNS.COM | FEBRUARY 2016 | LEHAVRE COURIER 3 As I write this article I am aware that the groundhog did not see his shadow neither in Pennsylvania nor in Staten Island; therefore, we should be having an early spring, so let’s cross our fingers. Getting back to winter and the record snowfall of approximately 30 inches of snow that fell over a 24-hour period with blizzard-like conditions, I am happy to report that, given the horrific conditions, our maintenance crew did a fantastic job of cleaning up the mess. Yes, there were kinks in the system, we understand. The majority of our residents understood that we had breakdowns in mechanical equipment due to the taxing storm and the difficulty in predicting or planning for such an unusual occurrence. I am happy to say that the majority of residents understood this but some were a little irate stating that we did not have any back-up plan. I would like to state that in a situation such as this, it is impossible to plan since we have a limited amount of equipment at our disposal. We can only have so much equipment on hand, which is sufficient for normal storms such as last winter, where we were able to handle each and every snow storm adequately. So, we need to be a little patient when this type of unusual situation arises. I would like to give credit to our maintenance crew led by our Superintendents, Piotr Moscicki and Charles Cervello, and Assistant Superintendents Anthony Ferrante and Roman Mach, who did a highly commendable and efficient job with their staff, working non-stop throughout the weekend in tackling this blizzard. Communication: We have recently upgraded our Phone Tree System to reduce the time it takes to get a message out to all of our residents. We have also enhanced our email communication system and we ask that, if you have not yet supplied your information to give your permission to be part of our Phone Tree and email communication system, that you please sign up for same as soon as possible. This information should be submitted to the clubhouse manager. The form to participate can be downloaded from the website or picked up at the clubhouse. We also plan on posting emergency updates on our website going forward. Financial: The 6 months ending December 31, 2015 (budgeted versus actual) showed revenues of $8,147,250 (49.95%) of the budgeted amount of $16,310,250 and total expenses of $7,330,099 (47.11%) of the budgeted amount of $15,561,124 as reported by our accountants. Hopefully, we will not have a repeat of this type of storm and I hope that the weather stays warm for the remainder of the winter. I am looking forward to the spring and summer when we will be able to put our recreational facilities back in business. Thanks again for your continued support. We are so relieved that the major snow storm of January 23 and 24 is now history and that the warmer than usual temperatures are getting rid of the excess snow in an expedited manner. Our maintenance crew did a fantastic job as usual in working many hours, without a break, to ensure that the property was taken care of properly and, despite mechanical break downs, they achieved their goal. Parking Stickers: I would like to remind residents that if they do not have a numbered parking sticker on their vehicle window they should stop by the Management Office to obtain same or update their information. This is especially useful in extreme weather conditions in case there is a need to have a vehicle moved, or in the event that somebody parks in the wrong spot due to snow on the ground. Communication: We have recently increased the number of Phone Tree lines which will enable residents to receive emergency messages in a more expeditious manner going forward. Our email system has been extended to allow an unlimited amount of emails to be sent out in emergency situations, so we urge you to sign up for both of these services if you have not already done so. You can sign up at the clubhouse desk or you may download the form from our website and drop off at the Clubhouse or Management Office. Additionally, we hope to improve our system of posting updates for future emergency situations. Captains Meeting: A meeting of Building Captains took place on January 25 and had a decent attendance despite the very bad weather conditions. The main topic was the recent major snowstorm and the handling of the clean-up process thereafter. LED Update: Our lighting replacement project is well underway in all of the public/common areas at this time. Nineteen buildings have been completed and B#20 is being currently worked on. So far, everything has been progressing well with no unforeseen problems and, by the end of this month, the project should be completed. However, no job is done until the paper work is completed, and we expect to have to contend with finalizing the documentation/rebates, etc., over the next month or so. LED’s have proven to be the most efficient bulbs available. They give a significant reduction in the amount of energy over the traditional incandescent bulbs and last 25 times longer, according to the U.S. Department of Energy. LED’s even outdo CFL (compact fluorescent lighting) bulbs in efficiency, primarily because they have twice the lifespan of CFL’s. LED’s are more efficient than both incandescents and CFL’s because they emit light in a targeted direction instead of scattering it in all directions and don’t require or emit great amounts of heat. Window Guard Form Compliance: January and February is always “window guard” compliance time so we ask residents to make sure that they have completed and returned their forms to the Management office at this time, so as to comply with the NYC law. We thank you as always for helping us to meet our deadlines, and we hope that the rest of the winter is uneventful and safe for all residents. On February 1, 2016, Jon Kaiman, a Democratic Candidate for the 3rd Congressional District, visited Le Havre. He is running for the seat currently occupied by Steven Israel, who will not be seeking reelection. Mr. Kaiman most recently served under Governor Cuomo as Long Island’s Storm Recovery “Czar” and as the Chairman of the Nassau County Interim Finance Authority overseeing Nassau County’s efforts at fi nancial recovery. From 2004 through 2013 Mr. Kaiman served ten years as the Town Supervisor of the neighboring Town of North Hempstead. While at Le Havre, Mr. Kaiman met with Board member Steven Young and Property Manager Margaret Costello. Mr. Kaiman emphasized how he would keep up the excellent representation of this area by both former Congressman Ackerman and Steven Israel. Many major issues were discussed, including the repairing of the sea wall at Le Havre, a Coop tax cap, reducing the noise from airplanes fl ying overhead and revising Fannie Mae guidelines to open up the Lending Market to Coop apartments. Mr. Kaiman emphasized that this would be the fi rst of many visits to Le Havre and he looks forward to meeting as many residents as possible before the Democratic Primary in June, 2016.
