Important Contact Information F E B R U A R Y 3 Le Havre Owners Corp., “No Dog Policy” Effective January 1, 2015: The following Board of Directors resolution was approved at a meeting on December 15, 2014. The resolution states that purchasers entering into a contract to purchase a Le Havre apartment on or after January 1, 2015, will not be permitted to own a dog. This new policy does not affect any existing shareholders who already have a legally registered dog. NYC Local Law 11 Balcony & Railing Inspections: Merritt Engineering were on the property during the week of January 12th for the purpose of inspecting balconies / railings (5 balconies per building) as required by the NYC Dept. of Buildings. This is the 7th Cycle of Local Law 11 and the first cycle that has a mandate for balconies to be inspected and filed with the city. We thank all of those residents who graciously complied when called upon for access. Re-Cycling - Electronics: Starting January 1, 2015 it is illegal to discard electronics in the trash. These items are TV’s, monitors, laptops, printers/scanners, tablets/e-readers, MP3 players, small servers, VCR’s / DVR’s/DVD players, fax machines, video game consoles, cable/satellite boxes, keyboards, mice etc. Please put these items downstairs by the green cage or in the laundry room near the recycling items or, if in doubt, speak with your porter. Window Guard Form Compliance: Commencing mid January each year we distribute window guard forms to all residents for completion and signature. We must receive these completed forms back in a timely manner so as to comply with the NYC law. We ask all residents to please return the form as soon as possible to avoid reminders being sent and / or inspections being conducted. Thank you for helping us to meet our deadlines. The weather so far has not been too severe but I’m not sure if I should be saying this as that could easily change by the time you read my article. Financial: The 6 months ending December 31, 2014 (budgeted versus actual) showed revenues of $8,217,351 (50.66%) of the budgeted amount of $16,219,684 and total expenses of $7,366,612 (47.62%) of the budgeted amount of $15,470,138 as reported by our accountants. As the year commences I would like to take the opportunity to extend my thanks to all of our very hard working and efficient staff. I will start by thanking Property Manager, Margaret Costello & her staff; the Maintenance Department led by Superintendents Piotr Moscicki & Charles Cervello; Assistant Superintendents, Anthony Ferrante and Roman Mach and all of the maintenance staff. I would like to thank also our security staff led by Andrew Miller and clubhouse employees led by Nick Santo (Elite Management). As far as the operations are concerned I am pleased to say that everything is going smoothly and everyone is working astutely to save money for the operations of the co-op. It has come to my attention that certain circumstances have arisen in the office where some shareholders have come in with hot tempers, shouting and using very rude and abusive language towards our management staff. These are isolated cases but I would like to make our residents aware of the situation. Our office employees work hard and diligently, on a daily basis, carrying out the administrative operations of Le Havre and also administering rules and regulations set down by your Board of Directors. We live in a community of over 1,000 apartments comprised of approximately 3,000 – 4,000 people living together. Because of this, Le Havre, just like other developments, has to set rules and procedures for their residents. You may not agree with some of the rules and they may or may not affect you, however, to live co-operatively we must all abide by all of the rules. If you need to visit the management office to discuss a rule or a fine, we would appreciate you discussing same in a professional and orderly manner without showing disrespect towards the employees. Remember, whatever regulations are set down have been put there for your benefit and quality of life. Thank you as always for your continued support.
