L E H A V R E N E W S 3 FEBRUARY Happy and Healthy New Year to everyone! I would like to give you an update for 2013 on the various projects that we have either going, about to start or due to start in the spring. • Intercom Panels: The material for the intercom panels has arrived and the contractor is in the process of assembling same. The installation process should be going on by the time this reaches you or shortly thereafter. • Cameras: As of this writing the project of installing cameras at the entrance to each building is underway by our Maintenance Department. We hope to have all buildings completed by the spring. • Cement replacement by building entrances: This project will probably commence when the weather turns warmer, so we can expect work to commence by the beginning of April. • Parking Lot Resealing: The resealing of the parking lots will commence in the summer. • Carbon Monoxide Detectors: The replacement of all carbon monoxide detectors will be starting sometime in February. • Gas Conversion: The engineering specifi cations for the gas conversion project are almost fi nalized. Once we obtain the specs the next step will be to get bids from contractors. Based on the bids a determination will be made to determine the cost of the project and a decision will be reached as to whether it is cost worthy for us to proceed. • Concession: We recently signed with a new concessionaire to run the café at the clubhouse. Hopefully, they will be ready to open sometime in March or as soon as they get all of their permits to operate the business. We are looking forward to this venture and hopefully it will be a success. • Financial: The 5 months through November 30, 2012 budgeted versus actual showed actual revenues $6,478,823 (41.23%) of the budgeted amount) and total expenses $5,666,639 (37.87% of the budgeted amount) as reported by our accountants. GREENBERG, CPA A Building Captains meeting took place in B#24 on December 19, 2012. The following items were addressed: Intercoms - Panel Replacement Gas Conversion Carbon Monoxide replacement program Concession – new vendor See “Presidents Report” for elaboration on all of the above items. Window Guard & Lead Paint Notices: Management is presently in the process of collecting Window Guard & Lead Paint Notices from every resident. This is a New York City law that requires residents of buildings, with 3 or more apartments, to complete a form annually and return it to Management before February 15 each year. If the form is not returned by the deadline date, Management is required to have someone visit your apartment to determine if children reside there. Even though it may seem like an inconvenience to some people, it is in the best interest of all shareholders to know that we are abiding by the law and not leaving the co-op open to fines and violations. Insurance Certificates: Our House Rules make it mandatory for every apartment to carry personal property and liability insurance and to provide Management with a copy of their policy. Residents are responsible for damage caused to another apartment or to corporation property resulting from fire, water, etc., which emanates from their apartment. Collecting policies from residents is a very time consuming and never ending job for Management. The majority of residents are excellent at complying but we always have residents that fail to respond unless they get numerous reminders. We would greatly appreciate it if all residents could ask their insurance broker to send a copy of their policy to the Management Office every time it gets renewed. It can be emailed to [email protected] or faxed to (718) 746-6548. This would really save all of us so much time. We are about to embark on the carbon monoxide replacement project. We are hoping to get this project completed in an expeditious manner so as to allow our Maintenance staff to move on to other important projects.
