PRESIDENT’S REPORT:

I hope that everyone has a Healthy and Happy New
Year’s holiday despite having to comply with social
distancing procedures during this time of the Covid pandemic.
I hope that everyone stays safe and that the year
2021 will be a much better year for everyone.
Financial summary: The 5 months ending November
30, 2020 (budgeted versus actual) showed total revenues
of $7,522,193 (39.24%) of the budgeted amount of
$19,168,187 and total expenses of $7,044,450 (36.75%)
of the budgeted amount of $19,168,137 as reported by
our accountants. The positive variance is due to the
overall reduction in the operating expenses. However,
there will be an increase in expenses during the winter
season.
Spectrum Offer: I am going to devote the rest of
my column to discuss a Spectrum offer that residents
of Le Havre have been offered. You should have
already received a few notifications about the Bulk
Rate Package that is being made available to Le Havre
residents by Spectrum.
Without going into too much detail, since you already
have received notifications, I want to mention that I am
a little disappointed by the low response as we have
not yet reached even the 50% mark. This is an exciting
offer where Spectrum is offering a bulk rate package for
the low cost of $80 per month, locked in for 3 years. In
many discussions with residents, I have found that they
are paying anywhere from $150-$250 per month on
average for their internet and cable service. This bulk
rate package affords an opportunity for everyone to
cut their cable and internet bill by 50%, or more. I am
shocked that a good majority
of our residents have failed
to even send a response to the
survey.
I am calling out to those who
have not yet responded to please respond immediately
either by email, drop the paper through the
slot in the Management door, drop the paper off at
the clubhouse desk or by calling in their response to
(718) 767-7400. This will give us a better idea as to
how to proceed with this great savings opportunity.

MANAGEMENT CORNER
Heating Season Reminders

As we enter the colder months,
we would like to remind all
residents of the following steps
that should be taken to help keep
your apartment comfortable:
• Close the vents on your air
conditioners.
• Cover your air conditioners properly.
• Make sure that the insulation is in place between the
window and your A/C units.
• Make sure that your windows make a “snapping” sound
when you close them, otherwise they are not properly closed
and will slide down a little.
• Keep furniture at least two feet out from the radiators to
allow the heat to circulate properly in the room.
• Make sure that heavy, floor length drapes or blinds are
not covering the radiators and blocking the heat from escaping
into the room. At the least, make sure that blinds are
left a little open during the daytime hours, or at all times if
possible, to allow the heat to circulate.
If you have checked off all of the above items and still have
a heating issue, please contact the Maintenance Department
at (718) 767-6200. The first step towards resolving your
heat issue is by allowing a Maintenance employee access to
your apartment to have temperature readings taken.
