4 C R Y D E R P O I N T OCTOBER Message from the Board President BOARD OF DIRECTORS RECAP OCTOBER 2013 • Terrace Project: The pace of the terrace work on the 41 building has been picking up. Coating is being done on the east side of the building, and railing installation on that side has begun with several lines complete. All demolition is complete on the west side of the 41 building and the new terraces are being poured. Discussions to identify a cost effective and environmentally safe method for the removal of paint on terrace walls are continuing, and bids are being solicited. Work is continuing aggressively to complete the balance of the building. Following that, there will be a “winter break” with work resuming on the west side of the 21 Building in early spring, 2014. This is to provide as many units to shareholders as possible. Contact the Management offi ce with questions or for assistance. Apartment Problems: If you have a problem in your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Offi ce to provide assistance as soon as possible. Insurance Certifi cates: All residents are required to maintain homeowners’ insurance. Please provide the Offi ce with a copy of your Declarations Page of your homeowners’ policy. Emergency Contacts: All residents have received a form to provide the Offi ce with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. Dog Owners: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fi ne. See Stacey in the offi ce to register. There is a one-time $25 registration fee per dog. Dog Walking: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fi ne. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property. IMPORTANT CONTACTS for investment of the proceeds from our recent refinancing. In accordance with our long term capital improvement plans, monies are being invested in numerous short and long term CD’s to ensure that we maintain sufficient liquidity as well as overall security of CPOC funds. • Community Room: The Board voted to move forward with the renovation of the 01 Community Room. The room will be greatly expanded and proper air conditioning will be installed. Bids are currently coming in, and a contractor will be selected shortly with the goal of completing the work before the end of this year. • Con Ed Project: Gas lines are beginning to be connected to the Cryder Point buildings, and the full conversion to gas is expected on or about November 1. The buildings will use oil until the conversion is finalized and approved by the D.O.B. to ensure that there will be no interruption of heat as the cold weather approaches. • Landscaping: Landscaping has been completed at the front of the 41 Building. • 2014 Pool Season: As part of budget and pool planning, the Board will be soliciting bids over the coming months from alternative pool companies for the 2014 season.
