C R Y D E R P O I N T 4 JULY Message from the BOARD PRESIDENT Hello everyone, It’s never a dull moment here at Cryder Point … Our next big initiative is the repair to our seawall. As most everyone remembers, the west side of the wall took a big hit during Superstorm Sandy in 2012. We had expected that this repair would be the first in a couple of phases to restore the entire wall, but Mother Nature had other ideas. As you’ll see in this month’s Board Recap, major rains in May resulted in severe damage to the east side of the wall, and erosion is continuing. As a result, the scope of the project had to be reassessed and the need to take action became more urgent. Requests for proposals were sent out in June and bids have been received for the work. The bids are now with our engineer and the Board will be meeting with him soon to discuss his evaluation. A special shareholders’ meeting will Jill Davis be held when details are firmed up, so stay tuned. On a lighter note: Who wants to cook in this heat? If you have any questions regarding the rules, please contact Management. Emergency Contacts: All residents have received a form to provide the Office with updated contact information in the event of an emergency. If you have not already done so, please complete and return the form as soon as possible. Apartment Problems: If you have a problem in your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Office to provide assistance as soon as possible. Insurance Certificates: All residents are required to maintain homeowners’ insurance. Please provide the Office with a copy of your Declarations Page of your homeowners’ policy. Dog Owners: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. There is a one-time $25 registration fee per dog. Dog Walking: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property. Therefore the current Board will remain in place until the 2015 election. Any vacancies that occur on the Board before that time will be filled by the Board as stipulated in our by-laws. New Board Appointments: We are pleased to announce that Kostas Sfelionitis has accepted the position of Board Secretary and that Jason Kober has joined the Board as Director. Seawall: As previously announced, the seawall by the 41 Building incurred some sizeable damage as a result of very heavy rains in May, resulting in an extensive increase to the scope of work required. Sealed bids from four contracting companies were received and opened on July 7 and forwarded to the engineer for his evaluation and comparison. We will be meeting with him shortly to discuss and determine the course of action; updates to follow. Terraces: The DOB issued a stop-work order to have corrections made to scaffolding, delaying work for a few days. Work resumed on July 8 and is nearly complete on the west side of the 21 Building. We do not anticipate further interruptions. Updates will be issued as needed. Community Room: Most of the work has been finished and our estimated date for completion is on or about August 1st.
